Activation of Vacant Large Family Houses

CRP Project 2025

Between 2025 and 2027, within the project “Models for the Activation of Large Family Houses with Vacant or Partially Vacant Living Spaces” (V5-2545), we will explore how to revitalise large vacant or partially vacant houses in Slovenia and integrate them into the housing stock.

Main objectives of the project:

  • Define the concept of a large family house by determining its dimensions and characteristics.

  • Analyse the reasons for low occupancy and the persistence of vacant large family houses.

  • Examine homeowners’ willingness to activate their large houses or parts of them, as well as ways to encourage them.

  • Assess the willingness of potential tenants or future owners to live in (parts of) large houses, including their needs and expectations.

  • Consider technical interventions that would enable multiple households to live in large family houses.

  • Develop different models for the activation of large family houses (e.g. long-term rental of part of a house, subdivision and sale of new units, incentives for activating vacant houses) with proposals for technical solutions, organisational structures, and necessary state or municipal support.

The project is implemented in partnership by the Urban Planning Institute of the Republic of Slovenia (UIRS), the Social Protection Institute of the Republic of Slovenia (IRSSV), and the Faculty of Architecture, University of Ljubljana. The interdisciplinary team combines expertise in urban planning, architecture, sociology, economics, law, and social work.

The activation of vacant houses is an opportunity to:
✔ use space more rationally,
✔ reduce the need for new construction,
✔ strengthen intergenerational and community ties.
